New Restaurant Coming to Malverne?

If local officials approve, the vacant space in the Tri-Color building on Hempstead Avenue could soon be home to a new eatery.

A new restaurant could be coming to Malverne.

The vacant space in the Tri-Color building located at 356 Hempstead Avenue could soon be turned into a restaurant with some outdoor seating, if village and Nassau County officials approve the plans.

A Special Exception Hearing had been scheduled for Thursday night at Village Hall for the board to hear from Elcid Melconian, of Melconian Properies LLC, the owner of the property and other interested parties.

The plans require a zoning change for the building, Melconian told Patch. The site is currently designated solely for business use, but the proposal calls for it to be zoned for a combination of basement offices and a first floor restaurant with outside seating and four non-code compliant on-site parking spaces, according to a notice posted by the village. The change requires a Special Exception from the Malverne Board of Trustees, which would have been discussed Thursday, but the hearing was canceled.

"It has been postponed," Melconian said, adding that they are awaiting paperwork from the County still.

Trustee Michael Bailey told Patch, "Unfortunately, Nassau County hasn't yet ruled on the change of use," explaining that since Hempstead Avenue is a County road, County officials also have some jurisdiction over the property.

Bailey added, "The applicant and their architect decided to wait until they have the County ruling before coming to the Village."
