Town Awarded for Mixed-Use Zoning District

Town Collects Award for Elmont Mixed-Use District

Vision Long Island has recognized the Town of Hempstead for advancing community development projects and initiatives. At the organization's 11th Annual Smart Growth Awards in June 2012, Hempstead Town will take home an award in the "Certainty & Predictability" category, for the development of a comprehensive mixed-use zoning district in the Hempstead Turnpike Corridor in Elmont.

The zoning allows for different types of development within the newly created Hempstead Turnpike-Elmont Zoning District. The zone specifically provides for mixed-use development, allowing business development on the ground floor with housing above, in a portion of the zone.

HempsteadWorks Available for All Residents

Hempstead Town is encouraging all job seekers to check out HempsteadWorks, the town's one-stop career resource center. The center features career counselors, job training, workshops and more.

HempsteadWorks also offers the use of telephones, computers and fax machines; resume and cover letter software; a career library and a computerized job bank. Education and job-training programs are also available. A specialized career program, known as “Whatever It Takes,” is available for residents with health and/or medical conditions.

Employers are also provided the use of HempsteadWorks facilities and resources to interview prospective employees, provide training and conduct business.

Vision Long Island is obviously a very political organization. How could they possibly give an award to the Town of Hempstead for a rezoning plan that the Town itself did not want to release. In July 2011, the rezoning plan was completed. It wasn't released (despite requests from the Elmont Chamber) until residents FOILed the documents.
Then the Town held one, and ONLY ONE!!! public hearing on the matter. Durning that hearing Ed Ambrosino and the head of the company that did the planning for the Elmont zone, engaged in a mock Question and Answer session to justify the reasoning as to why only one section of the zone should have mixed-used development.

As always, Felix has hit the nail on the head. The Elmont community was very upset with this project. The community wants full and real development. This project is band aid on a compound fracture. Elmont desires better. Several business leaders in Elmont have put forward realistic and comprehensive plans. This micro-zoning change will do nothing to help Elmont or the Town. Once again the Town government has taken an anti-business and anti-residence position.

Of course Kate Murray will take full credit for the project. She never misses a photo op. Wonder where she'll be when the Islanders leave Long Island and take their $ and jobs with them!

I am glad others are seeing how these so call awards are used to justify political moves. I just hope and pray that the whole County and Town of Hempstead wakes up. The backdoor deals have really put our County and Town on the brink. It has never been this bad that it's "who you know" rather than what is best for our communities.

K you are so right. Isn't Kate Murray too much with the photo ops...Hudes too. I never will understand what she was thinking. BUT, my feeling is that it must have something to do with MONEY ? ? ?

Vision Long Island is an independent group. It's a traditional liberal group. I know you hate it when the town receives credit for positive things.
A mock answer and question? Really, and I guess the reporters from Newsday and the Herald papers where all in on it. And Gary, please be a little more intellectually honest. The person who was most upset was a guy who owned commercial property and wanted it included in the zone even though it would not have made sense. It would have made him lots of $$$. And we all know he was a supporter of you in that failed attempt last year. Are you by any chance his attorney? 60% plus of the residents saw thew you and Felix last year. Is Felix still getting money from your campaign?

It could be any school on Long Island where we spend 11 billion a year on education, or any school in New York where we spend more than any state and still fall way behind. Wake up, Long Island and our lack of true leadership is the reason this island is falling apart, Brain Drain, high taxes and energy cost, lack of housing options, taxing districts. You name it and this is why young people are leaving, seniors are leaving and anyone who can run from here. The sad part to all of this is that we have a 2 part system of a party of no ideas and a party of really bad ideas all run by attorneys who can't run a business. If the GOP ideal was correct and their beliefs in less government and lower taxes were true than Nassau county would have been the model for every state in this country. Alas, the only thing both parties are good for; but especially the republicans is PATRONAGE!

More reasonably could the Vision Long Island organization have given the award for an explanation other than being corrupt or patronage. Could the award be given because it is one of the few breakthroughs in TOH zoning on Long Island for mixed use. The award allows TOH leaders to save face with conservative bases like those in Garden City, well as shows the civics in Elmont that their perseverance was successful and noticed. Yes it was a political move to be given such an award but the organization is not for either political party but for smart zoning and growth. It must collect favor with those in power as a good lobby should in order to get their message through and publicized in every avenue.

The presentation of an award named "Certainty & Predictability" to TOH officials would seem quite apropos: for our TOH officials are, if nothing else, certainly predictable.
In keeping with the concept, does the TOH Specialized Career Program, identified as “WHATEVER IT TAKES”: teach "Cronyism", “Nepotism”, "Corruption" and the classic TOH skill "How to Stay in Positions of Power, without Really Accomplishing a Damn Thing"?

terry, The Town of Hempstead didn't want to release the Hempstead Turnpike rezoning plan to residents. They obviously had no confidence in it, and neither does Ed Ambrosino. Why else was he so reluctant to release it? Why else did the Town schedule only one hearing on the issue?
This plan has been in the works for over seven years. Why did Kate Murray send out flyers indicating that the Elmont Business zone was a proposal before the decision hearing, meanwhile at that hearing she gave no one a chance to speak about it? If she was honest, the title of the flyer should have read "Kate Murray DICTATES Elmont rezoning Plan". As for the campaign issue, why don't you tell your friend Susan Trenkle Pokalsky to stop doing campaigning during work time, it violates New York State election Law. You need to face the fact that you are a Kate Murray brownnoser. There is no better way to describe you. You ignore the reality of the facts that the Town itself puts out and supports the Town's propaganda. I'm sure Michael Deery is really proud of you.

I seem to recall that part of this district allows for six-story building construction, or maybe seven. If you want to get an idea of what that looks like, travel along Northern Boulevard in Long Island City, between Steinway/39th Street and Queensboro Plaza.
The word "canyon" comes immediately to mind. So do the words "dark" and "noisy". I would have said, "Welcome to Queens!", but Queens is already here, and probably deserves a resounding: "Welcome, Queens!" I am uploading a photo, as an examplt of what to expect.

The problem is that our state is in dire financial trouble and we can’t afford it. Upstate NY is a distressed disaster. How much more taxes are we going to pay?. Hear those feet marching out of state. Try fighting for drilling so we have jobs and revenue.
